Oblivion Remastered Where Spirits Have Lease Quest Guide

Buying cheap property in Tamriel? There’s always a catch. Welcome to Benirus Manor, where ghosts are part of the deal.

How to Start the Quest

  • Head to The Count’s Arms in Anvil.

  • Find Velwyn Benirus. He’s got a "great deal"—a full manor for 5,000 gold.

  • Buy it. Regret comes free of charge.

Step 1: Meet Your New Roommates

  • After buying the manor, go inside and sleep in the bed upstairs.

  • Surprise! You’ll be greeted by three ghosts.

  • Reminder: Ghosts in Oblivion hate regular weapons. Use silver, enchanted, or Daedric gear. Magic works too.

Step 2: Find the Skeletal Hand and Note (If You Can)

  • Head downstairs. Near a glowing broken jar, you should find:

    • A Skeletal Hand

    • A Scrap from Lorgren's Diary

Important:
In Oblivion Remastered, the note is tiny, grey, and loves to hide—sometimes clipping into the floor. Look carefully near the candle by the jar. No note = No quest progress. If it’s missing, leave and re-enter or reload a save.

Step 3: Hunt Down Velwyn (Again)

  • Once you have BOTH items, ask around Anvil for Velwyn.

  • You’ll be sent to The King and Queen Tavern in the Imperial City.

  • Make sure his disposition is 60+, or he’ll pretend it’s not his problem.

  • Convince him to return to Anvil.

Step 4: Open the Secret Room

  • Meet Velwyn back at The Count’s Arms.

  • Follow him to the manor’s basement.

  • Fight off more ghosts on the way.

  • At the back, Velwyn will open the Sealed Portal (if he doesn’t, see bugs below).

  • Once open, Velwyn runs away because, of course, he does.

Step 5: Lorgren’s Little Trick

  • Inside, loot the room for goodies:

    • Tome of Unlife

    • Leveled jewelry, gems, and a potion.

  • Approach Lorgren’s Altar.

  • Place the Skeletal Hand on his skeleton.

  • Plot twist: Lorgren rises as a Lich. No refunds.

Defeat him to lift the curse. He drops the Staff of Flame.

Step 6: Claim Your Prize

  • Return to Velwyn at The Count’s Arms.

  • Quest complete. The manor magically cleans and upgrades itself.

Enjoy your new non-haunted home—because nothing says cozy like a former necromancer lair.

Common Bugs (Because It’s Still Oblivion)

  • Missing Note or Hand:
    Look near the glowing jar. The note might clip through the floor. If missing, leave the manor and return or reload.

  • Velwyn Won’t Open Portal:
    Try waiting an hour, casting a charm spell, or use console commands:
    setstage MS02 90
    For Remastered, target the door and type:
    SetOpenState 1

  • Velwyn Refuses to Return:
    Make sure you actually picked up BOTH the hand and the note.

Buying property in Anvil? Maybe check for curses first. But hey, for 5,000 gold and a few undead battles, you get a fully-upgraded manor. Just don’t ask about the previous tenants.
