Getting a house in ROB RUN starts with finding somewhere to build, but renting land doesn't automatically give you a finished home. You'll need an available plot, the correct property document, and your own building items before you can establish a base.
How to Get a House in ROB RUN
To get a house in ROB RUN, you must find a vacant plot inside a player-owned settlement, obtain the appropriate Land Plot Title, and rent the land using the nearby rental sign. Once you've secured the plot, you can place your own buildings and furniture to establish a base.
Here's how to get your first house:
- Open the global map and look for a settlement that already has an owner.
- Check the settlement's local map for an available rental plot.
- Unlock the appropriate Land Plot Title through the Documents research progression.
- Visit the Black Market at Lenny's Motel and purchase the actual title under Construction.
- Return to the settlement and interact with the rental sign beside the vacant plot.
- Complete the rental process and begin placing your owned building and furniture items.
I'd recommend finding an available plot before spending money on the title. Settlements must have an owner before anyone can rent land there, and a title doesn't reserve a particular location for you.
Unlocking the Title Doesn't Give You the House
One important distinction is that unlocking a Land Plot Title through research doesn't automatically place the document in your inventory. You still need to purchase the physical item from the Black Market.
Similarly, renting a plot gives you land to build on, not a fully furnished house. You'll need to obtain and place the building and other items you want to use on your property.
How Much Does a House Cost in ROB RUN?
The Uncommon Land Plot Title has a base price of $100,000 and allows you to rent land in an owned level 1 district settlement. You'll also need to account for research requirements, the rental itself, and any buildings or furniture you plan to place afterward.
The $100,000 figure is therefore the base price of the document, not a guaranteed total cost for a completed house.
Higher-level districts require their corresponding property documents, so make sure the title you're purchasing matches the district where you intend to build. Buying the wrong document can leave you unable to rent your chosen plot.
Should You Rent a House or Buy a Settlement?
For most players who simply want somewhere to build a base, renting a plot is the more straightforward option. It gives you access to property without requiring you to purchase and manage an entire settlement.
Alternatively, you can use a Settlement Title to purchase an unclaimed settlement. The Uncommon Settlement Title has a base price of $200,000, and settlement owners receive a free plot for their own base. They can also rent other plots to players and collect taxes.
If you're interested in ownership rather than renting, our ROB RUN How to Use Settlement Title guide covers that process.
If your only goal is getting a house, I'd start by finding an owned settlement with a vacant plot. Secure the correct Land Plot Title, complete the rental, and build from there. There's no need to purchase an entire settlement just to establish your first home.
